Why This Property?
We look for cosmetic-heavy flips in strong neighborhoods with high potential. This house had several key things going for it:
- Great location in Spring Hill
- Big lot and no rear neighbors
- A pool (which was green and neglected but fixable!)
- Solid layout with potential to add a third bedroom
It wasn’t a full gut job—just the kind of 60-90 day cosmetic project we like to take on.
The Numbers:
- Purchase Price: Off-market deal from a local agent connection
- Repairs: Moderate, including HVAC, roof, pool, and cosmetic upgrades
- Holding Time: Approx. 90 days
- Investor Structure: Two private investors with separate roles (equity + construction lender)
- Projected Profit: $40,000–$60,000 range depending on final sale price
How We Found the Deal:
Relationships drive results. This one came from a conversation at the gym. One local agent had a client who wanted to sell quickly and avoid the hassle of showings. Because we had a relationship, the deal came to us.
Funding the Flip:
We didn’t overthink the funding. Once we had a deal, we pulled together capital from our investor network. In this case, two different investors covered the full budget. One served as the main equity partner, and another helped fund construction costs. Flexibility and transparency are key.
Renovations That Made the Difference:
- Raised ceilings in the kitchen for better flow
- Installed quartz countertops and soft-close cabinetry
- Converted a nook into a 3rd bedroom (major price driver)
- Replaced the roof and HVAC system
- Revived the pool from green to crystal blue
- Added new paint inside and out
- Updated windows + small but meaningful garage facelift
