What started as nothing but a patch of trees is now a completed neighborhood of eight beautiful, brand-new homes—priced under $300K.
We’re excited to share the full journey behind our latest real estate development project in Brooksville, Florida. In this blog post, we break down how we sourced the land, overcame delays, made smart design decisions, and built a product that serves first-time homebuyers and creates strong returns for our investors.

🛠 How We Found the Deal
Like many great real estate deals, this one started through relationship and resourcefulness. A fellow investor spotted a Facebook post from the property owner, who was looking to sell multiple parcels. While we didn’t have the capital to purchase everything, we zeroed in on a smaller eight-lot parcel that had huge potential.
Bonus: The land was part of a platted subdivision from the 1960s, which meant no rezoning or replatting was required—making it much easier to move forward with building.
📆 The Timeline: Expectations vs. Reality
- Land Purchased: May 2024
- Construction Completed: June 2025
- Original Timeline Goal: 6 months
- Reality: Over 12 months due to major, unexpected delays
From government shutdowns due to county-wide system hacks to not one, but three hurricanes in three separate months—this build tested every bit of our patience and planning. On top of that, tax-related delays slowed our ability to legally split the lots for sale.
Lesson learned: Build in extra time for your timeline. Development takes longer than a typical fix-and-flip—and many delays are outside of your control.
🏡 Why This Model? Why This Price Point?
We chose this particular home model because of one key thing: affordability.
We wanted to design a product under $300,000 that felt move-in ready, beautiful, and functional for the average first-time buyer. These homes are 3-bed, 2-bath, around 1,400 sq ft, with open living spaces and large bedrooms.
No garages? That was intentional. It lowered construction costs and matched the surrounding neighborhood, where many homes don’t have garages either.


We also included:
- 9’ raised ceilings for a spacious feel
- Level 2 granite countertops
- Soft-close cabinets
- Upgraded Whirlpool stainless steel appliances
- Luxury vinyl plank flooring throughout
- Thoughtful lighting and mirror packages
All these upgrades create a high-value, low-maintenance starter home—one we’d be proud to live in ourselves.
🛏 Functional Layout for Real Life
Each home includes:
- A split bedroom layout for privacy
- Two full bathrooms (with both a tub and a walk-in shower)
- Large closets, even in the secondary bedrooms
- Shared plumbing walls to reduce costs
- Plenty of natural light, despite fewer windows
The flow is perfect for families, couples, or individuals starting out—and the finishes make the homes feel elevated without the elevated price tag.

💰 What It Means for Investors
This was our first full-scale new construction project—and we couldn’t have done it without our capital partners. From start to finish, they were patient, supportive, and on board for the ups and downs.
Despite delays, they’ll be part of a strong return and are already asking when we’ll break ground on the next six lots. This kind of deal wouldn’t be possible without people willing to fund the vision while we execute the build.
